Why Fescue thins
Seed is only one part of the growing environment.
Local Fescue faces summer heat, humidity, shade transitions, compacted clay, construction debris, uneven irrigation, traffic, and disease pressure. Overseeding can add plants, but it cannot by itself correct every condition that caused the lawn to thin.
Topdressing adds a controlled layer of Murray Blend material where it can improve seed contact and the near-surface growing environment. The depth and coverage remain within the quoted renovation scope; this is not major grading.

Establishment matters
The renovation continues after the crew leaves.
Keep seed consistently moist
Light, frequent irrigation is normally required through germination, followed by a gradual transition as roots establish.
Protect new growth
Limit traffic, follow mowing-height guidance, and avoid disrupting treated areas during early establishment.
Expect seasonal pressure
Fescue remains a cool-season turf in a hot transition zone. Summer management still affects long-term density.

Is the $299 option a full-lawn topdressing service?
No. The $299 Localized Topdressing option is available only with a booked renovation, covers selected areas up to 1,000 treated square feet, and is not a standalone full-lawn service.
What is the difference between Seed & Soil Boost and Full-Lawn Renewal?
Seed & Soil Boost adds Murray Blend to selected weak areas. Full-Lawn Renewal applies the soil-support scope across the entire quoted lawn while also including aeration, Fescue seed, and starter fertilizer.
Can I request full-lawn topdressing without aeration and seeding?
Yes. Standalone full-lawn topdressing can be quoted by measured lawn area. If the lawn also needs new Fescue establishment, combining the work in a Full-Lawn Renewal is usually the more efficient approach.
Will topdressing fix drainage or major grade problems?
No. Light soil improvement and surface refinement are different from drainage construction or major grading. Those limitations are identified before quoting.
How much watering is required?
Frequent, consistent moisture is essential after seeding. The exact schedule depends on weather, irrigation coverage, and the renovation scope.
Can every Fescue lawn be saved?
Not always. Severe shade, drainage, irrigation, soil-depth, or turf-type conflicts may make a reset or a different landscape solution more practical.
